National Investments, a Carpionato Group subsidiary, manages more than 1,500 units of HUD-subsized Section 8 Housing for the Elderly and Section 236 family housing  The apartments are located on 10 sites throughout southern New England.  In addition to managing the properties, National Investments maintains a certified relationship with the U.S. Department of Housing and Urban Development that enables the Carpionato Group to actively participate in the HUD-subsidized market.

Carpionato Group, LLC owns and operates a fully integrated construction company named Greene Construction. 

Greene Construction is made up of of a team of dedicated construction individuals whose job descriptions include construction estimators, construction document reviewers, project directors, project supervisors, assistant construction supervisors, drafting technicians, site/space planning and all elements of construction accounting. Following completion of construction, Senior Vice President David Chamberland’s expertise and team approach insures a consistent approach with day-to-day operational/preventive maintenance of all Carpionato Group facilities.
 
Key examples of Carpionato Group’s construction management experience include multiple build-to-suits for the nation’s largest retailers including Wal Mart, Home Depot, Lowes, BJ’s Wholesale, numerous Stop & Shop Supermarkets, Whole Foods, Staples, CVS and number of national and regional banks.
 
Carpionato Group-Greene Construction completely renovated and transformed the former Davol facility located at 95 Sockanosset Road Cranston into a state of the art office facility housing approximately 300,000 SF for Citizens Bank. 
 
Over the past decade, Carpionato Group-Greene Construction transformed the former Reform School in Cranston into a signature 500,000 + SF mixed-use lifestyle center Chapel View. Critical steps required in this project included historic commission preservation of existing structures, matching (complimentary) new retail, office and restaurant construction and sophisticated construction management of all product types and size requirements which included supermarkets, restaurants, boutique shops, professional and medical and world headquarters office space for many of the most prominent and fastest growing firms and retailers in the country.
 
Carpionato Group-Greene Construction supervised the construction of the 147-room Holiday Inn Express in Warwick, RI. A noteworthy component of this assignment was adhering to exacting construction standards imposed upon the owner by Holiday Inn Corporation. Additional considerations with the construction of this property included meeting critical timelines and operating under stringent cost guidelines necessary in the Holiday Inn model.
 
In addition to the development, expansion and interior renovation at the 266 room Crowne Plaza at the Crossings in Warwick, Rhode Island, Carpionato Group-Greene Construction execute the build-out of the remaining Crossing land acreage into Class A suburban office buildings such as the 120,000 SF CR Bard building and the adjacent 100,000 SF multi-tenant office building leased to EMC and Met Life. At the Crossing, additional office pad opportunities exist up to 250,000 SF in multiple buildings. Recently Carpionato Group in conjunction with Green Construction completed a new retail site plan mapping pads locations totaling 30,000 + SF for national drug stores, banks and fast casual restaurant operators.
 
For more than five decades Carpionato Group’s construction division have planned, garnered approvals for and executed sophisticated on-site and off-site improvements necessary for Carpionato developments including roads, freeway ramps and bridges. Carpionato’s expertise in this area of construction is second to none in the State of Rhode Island.
 
 

Under the Carpionato Group umbrella is the Consolidated Maintenance Division that oversees all facilities management functions across the Carpionato spectrum of properties.

Carpionato’s property management function maintains the operations and accounting on over 4,000,000 SF of retail shopping and lifestyle centers in multiple states, provides unmatched property management services for all Carpionato Group hotels and restaurant properties and provides complete property management functions for all Carpionato Group luxury residential and affordable housing properties totaling over 2,000 units.

Carpionato Group’s property management structure is organized by specific product type with central operations for all retail/office management and accounting. The benefits of centralized retail/office management include consistency of vendor service across a large portfolio, creating cost efficiencies and adhering to uniform accounting best practices necessary for compliance (and to meet exacting standards required) with many of the nation’s largest retailers and Fortune 500 companies.

Management structure within Carpionato Group’s hospitality division functions both with on-site management/maintenance personnel. The hotels equipped for rapid response to tackle any issues and to monitor trends in the fast paced hospitality environment. Hotel management reports back to centralized accounting operations at Carpionato Group headquarters, helping to create economies of scale.

Carpionato Groups multiple residential divisions function the same way with both on-site management/maintenance personnel and supervisory department leaders located in the corporate office.

Carpionato Group annual management/maintenance plans are prepared and reviewed a minimum of 180 days in advance of each calendar year. Carpionato’s Consolidated Maintenance division then customizes daily and preventative maintenance programs that reflect the age and requirements of each product type with sensitivity to cost control while maintaining the highest level of maintenance quality.
